Raskin Estates – Community Highlight!

Raskin Estates is a wonderful community in Scottsdale located on Thunderbird Road between Scottsdale Road and 64th Street.  There are two main sections, one on either side of Thunderbird Road.

Unique and Eclectic

Homes in the community were built in the 1970 to 1980 timeframe primarily by Raskin, Carlson, and possibly other builders as some of the homes are semi-custom/custom in design.  Given this latter point, each home really presents a unique home option for potential buyers.  Many of the homes are ideally suited from an eclectic standpoint with their pronounced architectural touches and archways.  Indeed, many homeowners have remodeled their homes there to invoke a warm, engaging style that is all their own.

Most of the homes in Raskin Estates sit on larger lots (10,000+ square feet) which allows for broader, landscaped yards with pool.  The larger lot sizes combined with that fact that all the homes are single level in design (most homes are between 1,800-2,500 square feet in size) gives Raskin Estates a more open community feel.     

Foreclosures, Short Sales, and Other Homes for Sale in Raskin Estates

Foreclosures and Short Sales have certainly had an impact in the community.  Though it is common that homeowners not in a distressed circumstance to price their properties higher than foreclosures and short sales, the fact is that the frequency of distressed properties does work to reduce obtainable values.  Certainly, the unique and semi-custom/custom nature of the homes does help to insulate values somewhat from the impact of the distressed properties but the volume of these properties means that every community is vulnerable.

Current Pricing

Pricing in Raskin Estates ranges.  A recent analysis I performed for a homeowner there showed that distressed property sales since September in Raskin Estates (foreclosed  and short sale transactions) ranged from $132-155 per square foot versus $174-178 (I excluded an outlier) for non-distressed properties. 

Does that mean that the non-distressed properties are overpriced in comparison?  Not necessarily at all.  Coming back to the semi-custom/custom nature of the community, not all homes are created equal so there may be valid reasons for the higher pricing here that would be agreeable to by home buyers.

Overall

Raskin Estates is a great community that offers your more traditional home styles with semi-custom and custom home architectural touches.  Many of the homes are much like a canvas, painted to reflect the individual owners’ own styles and desire for homes that exude comfort, a touch of class, while celebrating the homes’ original architectural designs and elements.
