It is common for the seller in a real estate transaction in the Phoenix area to pay for a home warranty for the buyer’s first 12 months in the property. Now, I always caution that there are many items that are not covered as there are items that are covered as I don’t wan’t clients to interpret the home warranty as a bumper-to-bumper full coverage policy.
I always provide at least 2-3 different company names when asked.
This morning, I spoke with a client who opted to go with Old Republic Home Protection when he bought his single family home recently in Chandler. It turns out that his water heater failed and developed a leak. He called Old Republic as he thought that taking the risk of paying $55 for a visit to see if they would cover some of the cost was well worth it.
I was pleased to hear that the technician came out and put in a brand new water heater for my client without any hassle. My client was very happy and now has a new water heater courtesy of the policy with Old Republic. He estimates that the warranty (paid for by the seller at a cost of around $375) ended up saving him $600-$700.
So, a special thanks to Old Republic for coming through in this regard. In tough times, it’s nice to see the home warranty more than paying for itself and saving a homeowner money.
